Requested that Congress include in an economic stimulus bill (not introduced at reporting period) or other appropriate legislative vehicle: an extension of the placed-in-service deadline for Low Income Housing Tax Credit Allocations in each of years 2007,2008, and 2009; allowing greater participation of individual investors in the Low Income Housing Tax Credit program; long-term sustainablity and financial solvency of Low Income Housing Tax Credit Properties, especially related to the need for utility and operating cost relief; using existing enacted Federal Housing Administration lending programs to provide bridge financing to permit new development in low-income housing tax credit markets; giving State Allocating Agencies an additional year to make allocations before having to return unused credits to the national pool; and requiring all Low Income Housing Tax Credits currently being held by the Government Sponsored Enterprises as well as other institutions in federal conservatorship to be either transferred to the Treasury, or held in the respective institutions to maturity.

Advocated for timely and accurate Operating Cost Adjustment Factors from HUD (inflation factor applied to rents).
Advocated for a HUD mechanism to provide timely relief from unforeseen operating cost increases in HUD assisted properties.
Advocated for a repeal of HUD's policy prohibiting owners of HUD-assisted mixed subsidy properties from using project expenses to pay for Low Income Housing Tax Credit compliance fees mandated by state agencies.

Requested that HUD refrain from issuing a final rule requiring affordable property owners to use the Enterprise Income Verification system until system problems are resolved and the Department of Agriculture-Rural Housing Service and Internal Revenue Service have joined the necessary agreements to use the system to ease administration on mixed-subsidy properties.
Requested HUD extend its implementation deadline for the the TRACS 202c software housing provides would have to use.
Advocated concerns to HUD over new multifamily Model Lease content & procedures for notifying the industry of the changes.
Urged HUD to provide greater transparency & opportunites for public comment in its policy development procedures and to improve communication with industry partments on policy determinations or interpretations that affect regulatory compliance.
Advocated that the Department of Agriculture-Rural Housing Service refrain from industry-wide freezes on management agent fees under its rental subsidy programs.
